We can prepare schedules of dilapidations on behalf of Landlords or defend claims on behalf of tenants and negotiate claims for either party in order to reach a settlement. We are also able to provide general advice relating to repairing obligations and dilapidation liabilities and assist companies in assessing dilapidations on an ongoing basis to assist with financial reporting.

Building Pathology &

Defect Analysis

We can offer advice on the causes and possible remedies of specific building defects and can arrange for defect monitoring, testing and if necessary, prepare a suitable specification for remedial works to rectify the issue or issues.  

Project Management / Contract Administration 

We undertake full project management services from preparation of full specification to acompany drawings, contract administration, tendering process and all site supervision.

We are also able to act as Principal Designer under the CDM Regulations 2015. 

Schedules of Condition

We are able to prepare accurate and comprehensive schedules of condition to record the condition of a property at lease commencement, to assist in limiting a repairing obligation or in connection with neighbourly issues. 

Acquisition surveys &

Pre Purchase Due Diligence

We are able to provide pre acquisition building surveys to assist both occupational and investment decisions prior to the purchase or acquisition of freehold and/or leasehold interests in commercial property.

Our report includes a schedule of likely forthcoming expenditure.  

Reinstatement Cost Assessment & Insurance 

We can assist in providing individual Reinstatement Cost Assessments to ensure that the declared value quoted on insurance cover is adequate.

We can also assist companies and/or indivduals pursuing building insurance claims, including liaising with nominated loss adjusters, preparing and agreeing a scope of works and overseeing any necessary remedial works. 

Planned and Preventative Maintenance

We can prepare formal PPM schedules for individual properties, estates or portfolios to identify forthcoming maintenance expenditure to assist both landlords and tenants in formulating budgets for service charges or ongoing maintenance obligations.
